Seller's normal Fees:

  1. Standard CLTA owner's insurance
  2. Real Estate Commission
  3. Document Preparation fee for Deed
  4. Documentary transfer tax ($1.1 per $1000 of sales price)
  5. Any city transfer/conveyance tax
  6. Any FHA or VA loan fees required by Buyer's Lender
  7. Payoff of all balance in Seller's name (or existing loan balance)
  8. Interest accrued to Lender being paid off
  9. Statement fees, Reconveyance Fees and any pre-payment penalties
  10. Termite Inspection and Termite work (according to the contract)
  11. Home warranty (according to the contract)
  12. Any judgments, tax liens etc. against the Seller
  13. Recording charges to clear all documents of record against Seller
  14. Tax pro-rate (for any unpaid tax at the time of transfer of title)
  15. Any unpaid Homeowner's dues
  16. Any bonds or assessments (according to contract)
  17. Notary fees
  18. Escrow Fees (50%) and seller's portion of sub escrow fees
  19. Demand Fees

Buyer's Normal Fees:

  1. Title insurance premium (ALTA policy)
  2. Escrow Fee (50%)
  3. Document preparation (if applicable)
  4. Notary Fees
  5. Recording charges for all documents in Buyer's name
  6. Termite Inspection (according to contract)
  7. Tax pro-rate (from the date of acquisition)
  8. Homeowner transfer's fee
  9. All new loan charges (except those required by Lender for Seller to pay such as FHA and VA)
  10. Interest on new loan from the date of funding to 30 days prior to the first payment
  11. Assumption fees (if applicable)
  12. Inspection Fees (physical inspection selected by buyer)
  13. Home warranty (according to the contract)
  14. City Transfer/Conveyance tax (according to the contract)
  15. Fire Insurance Premium for the first year
  16. Buyer's portion of the sub-escrow fee
  17. Escrow tie-in Fee
  18. Refundable escrow padding
